It’s sometimes difficult to refer business today.  A full commission is more desirable than a referral fee, but the liability that’s involved by not being familiar with an area or not having expertise with a concept “trumps every full commission.”  Every agent has a responsibility to have knowledge about the concept they’re working on.

If an agent is a residential agent, there is a grave problem with that agent accepting the request to represent a client in a commercial transaction.  There is an ethical responsibility to be well versed with whatever concept you are working.

This should be understood in real estate.  It’s unfair to the client for the agent to accept a task that the agent is not prepared to satisfy.  It’s a sign of greed; it’s doing a disservice to the client; and it’s creating a great liability for the office.

Referrals are designed to satisfy the needs and income of all the parties involved.  Don’t let greed intervene.  If you’re not well versed at a task, refer that client to one who is well versed.  You’ll make money, and you’ll maintain your reputation, not to mention the potential “court room bullet” that you’ll be dodging!!!
