I’m reading blog posts from agents across the country, and many of the stories are similar. Real estate agents are busy, and it’s a welcomed change from previous years.
I had a brief discussion with an agent in my office about his level of activity in this market. His response was that “in order to be really busy you needed to have a subdivision in your inventory.”
New construction communities are experiencing a great surge in activity and new transactions. Last year it would have taken all year to sell a new home after dropping the price a number of times. This year, we’re pre-selling our new homes. These are homes to be built, and we haven’t experience that for 5 years.
Builders are submitting applications for permits for new starts; foundation holes are being dug now; showings are happening now; and reservations are being submitted by potential buyers to meet with the builder.
All of our subdivisions are in this state, if the builder is realistic about his pricing, and it’s important to remember what life was like as recent as last year. We take nothing for granted. It’s a race to capture as much as possible because this market is not forever.
As resale properties now sell, those homeowners are purchasing the new home they’ve wanted to buy for several years. Timing is everything, and now is the time to sell that existing home to purchase a new home. This market is not forever.
