Have you ever thrown in the towel on one of your listings? We’ve all experienced those weak moments when our emotions overpower our business decisions. I remember being in that situation many times, but I continued to extend the listing.
Everything sells!!! Yes, everything!!! I never wanted to give up a listing, and I would negotiate that extension even if it meant in 30 day intervals. It’s all about the price, and eventually the market will catch up to the list price; or the seller will reduce the price to what the market will bear. One situation or the other eventually happens.
I’m a firm believer that once you have invested time, money and energy into marketing a listing, you need to finish that piece of business. There is nothing more maddening than not extending the listing date and another agent lists it. What’s more infuriating is when that property goes under agreement shortly after it was listed.
You know that it was “your marketing” that brought it into the eye of the public; it was your marketing that made everyone aware of its existence; and it would have been your deal, if you had extended that listing. Remember, everything sells!!!
